Description

At Fletcher Building, we’re proud to be building better together. With a diverse portfolio across New Zealand and Australia, our Property team plays a critical role in supporting the performance and growth of the business.

About the Role
We have an exciting opportunity for an early-career property professional (1–3 years’ experience) to join our team as an Assistant Property Asset Manager. This is a hands-on, high-exposure role where you’ll support the commercial management of a national portfolio of properties. Working alongside experienced Property Asset Managers, you’ll contribute to optimising portfolio performance, revenue, ensuring compliance, and delivering commercially sound outcomes aligned with business strategy.

You’ll be responsible for:
  • Managing a defined property portfolio including critical date management, with ownership of all leasing transactions and rent reviews.
  • Contributing to the performance of income-generating assets ($1m+ annually) and identifying opportunities to enhance value
  • Driving portfolio initiatives such as cost savings, subleasing opportunities, and optimisation strategies
  • Preparing business cases and Board papers for property transactions
  • Managing rent, rates and service charge budgets, including opex reviews and cost control
  • Ensuring compliance with all regulatory and internal requirements (including seismic, asbestos policies and OIO)
  • Working with internal stakeholders and external consultants (agents, legal, property advisors) to deliver property outcomes
  • Supporting property-related projects and continuous improvement initiatives

You’ll gain exposure to the full lifecycle of corporate property management while building strong commercial, technical, and stakeholder management skills.

About You
We’re looking for a driven, commercially minded individual, who is proactive and resourceful and eager to accelerate their career in property.
You will bring:
  • A property degree
  • 1–3 years’ experience in a property-related role (commercial)
  • A developing understanding of leases, property economics, and portfolio management principles
  • Strong analytical and problem-solving skills, with attention to detail
  • Excellent communication and relationship-building ability
  • A proactive, accountable mindset with the ability to manage competing priorities
  • A high level of professionalism and customer focus
  • Ability to work both independently and as part of a collaborative team

Why Fletcher Building?
