We’re proud to be New Zealand’s leading supplier of building materials and solutions, and we’re on the lookout for an experienced Property Portfolio Manager to join our NZ Distribution team (PlaceMakers & Mico) where you will play a key part in optimising, managing, and strategically growing our national property portfolio, ensuring it continues to support our operational performance and long-term success. 

What You'll Be Doing
This is a fantastic opportunity for a commercially savvy property professional who thrives on delivering value, building strong relationships, and driving strategic outcomes. In this in-house role, you’ll manage a diverse portfolio of leases and property assets across our NZ Distribution network (PlaceMakers & Mico), ensuring they deliver maximum commercial value while continuing to support operational needs.  You will gain exposure to retail, commercial, industrial and manufacturing sectors. 

Key Responsibilities Include
  • Managing lease portfolios and critical lease events 
  • Leading rent reviews, lease negotiations, acquisitions, disposals, and subleasing initiatives 
  • Building and maintaining strong relationships with landlords, consultants, and internal stakeholders 
  • Ensuring compliance with property legislation and Fletcher Building requirements 
  • Delivering property-related projects and contributing to strategic initiatives
  • Developing business cases and partnering with Finance to drive value and reduce risk 
  • Contributing to continuous improvement across property management practices 
  • Identifying opportunities to reduce costs and maximise asset value 

What You'll Bring
You’re a commercially minded property professional who knows how to deliver value and build strong working relationships.
  • 4+ years’ experience across commercial property or lease portfolio management 
  • A tertiary qualification in Property or Valuation
  • Strong working knowledge of leases, valuations, and property fundamentals 
  • A keen eye for detail and you take pride in the quality of your work
  • Confidence negotiating and influencing outcomes 
  • A proactive, solutions-focused approach with strong analytical skills 
  • The ability to juggle competing priorities and stay organised 
  • Confidence picking up the phone and engaging with landlords and stakeholders 
  • Proficiency in Microsoft Office and reporting tools 

This is a permanent full-time role based out of our Penrose Support Office, offering 40 hours per week Monday to Friday, with national travel as required.
