New Zealand Distribution is currently seeking a Development Manager to join our Property team who are tasked with the management and over-site of a significant national property portfolio covering two major kiwi brands – namely Mico and PlaceMakers. 

Naturally the roles lends itself well to someone who has worked as a Development Manager within a property development team. However we believe an experienced construction, design or engineering professional with a desire to shift into Property Development would also be a suitable candidate for this opportunity. 

About the role

As one of two Development Managers on the team, you will report to the National Property Manager and will be accountable for the over-site and delivery of the end-to-end planning, project management, and implementation of Property and Store Development-related projects as allocated to you.

You will lead project briefings, briefing designs, project control group meetings and you will work with the wider team to deliver strategic plans and to conduct feasibility reviews. We will be looking for someone who is confident in their ability to provide feedback and manage a diversity of discussions, being mindful that the Property team are expected to ensure delivery of projects to meet long term strategic business needs. 

You will assist in preparation of the business cases for developments and it is critical you understand the sites and what issues you may face. You will have a demonstrated understanding of risk and be able to communicate the these to your key stakeholders.

Most of your time will be focused on all aspects leading up to construction. However, you will be the face of the projects throughout the complete development cycle ensuring they are successfully completed to budget and deadline. At this point you will be paired with a Fit-out Project Manager who will take on day to day co-ordination of site-based activities, so there is a people leadership element to this position. 

What we are looking for

You will ideally come from a Property Development, Construction, Engineering or Design background. Our preference will be for someone with expertise gained on commercial property or commercial / multi-use structures Experience in client-side design work across multiple sites would be highly advantageous.

You will offer strong planning capabilities including programming as this role will cover all phases from concept development to feasibility modelling, design management, consenting, construction and sign off. You will be able to demonstrate your commercial acumen in managing budgets and making strategic business decisions. You must also have comfort with operating autonomously and making decisions independently.

In addition to practical skills, you will be a strong leader and expert relationship builder as this role will see you liaising with a diversity of internal and external stakeholders. These relationships will be key to the success of your projects. You will need to be able to manage and prioritise your workflow whilst offering thoughts and ideas on and driving continuous improvement in our processes, performance and stakeholder satisfaction.
